About District Estate
We buy houses directly from owners who need a straightforward sale — without repairs, agents or a listing on the open market.
Who We Are
District Estate LLC is a veteran-owned real estate investment company operating out of Fairborn, Ohio, and buying in growth markets across the country. We are principal buyers — we purchase properties ourselves rather than listing them for someone else.
That distinction matters. An agent markets your house and earns a commission when someone else buys it. We make the offer, and the money comes from our side of the table. There's no commission, no listing period and no waiting on a stranger's mortgage approval.
Who We Work With
Most of the people who call us are not in a typical selling position. They've inherited a property in another state. They're behind on payments and the clock is running. They're dividing assets in a divorce. They own a rental they're tired of, or a house that needs more work than it's worth putting in.
In those situations the traditional process — repair, stage, list, show, wait, negotiate, hope the financing clears — is the wrong tool. A direct cash sale is usually faster and more certain, and sometimes it's simply the only practical option.
How We're Straight With You
- Our offer is not the retail price, and we'll say so. We buy below market because we take on the repairs, the holding costs and the risk. If listing with an agent would genuinely net you more, we will tell you that.
- No obligation and no fee to get an offer or to turn one down.
- We explain the number. You'll see the comparable sales and repair assumptions behind it.
- We close through a licensed title company, so the transfer and funds are handled by a neutral third party.
Where We Buy
Ohio, Virginia, Maryland, Washington DC, Texas, Georgia, Florida, Arizona and Colorado. See the full list of markets.
For Investors
Alongside buying directly from owners, we make off-market opportunities available to our investor network — with the numbers, condition notes and repair estimates laid out. Browse current deals.
The Condition of the House Is Not a Problem
The most common reason people don't call is deciding their house is too far gone to be worth anything. It isn't. We buy as-is, and we don't ask you to repair, clean or clear a single thing first.
